Damp & Mould Affect Millions of UK Homes

Damp, condensation, and mould are common problems across the UK. The latest English Housing Survey found that 31% of households reported an issue with condensation, damp, or mould in their home.

At Better Indoors, we provide professional damp and mould surveys and solutions across the UK, helping homeowners, landlords, and property professionals understand what's causing the problem. Damp and mould can result from condensation and inadequate ventilation, rainwater ingress, leaks, structural defects, or a combination of factors, so simply cleaning visible mould may not address the underlying cause.

We investigate the property, assess the evidence and identify the likely source of the problem before recommending the most appropriate solution - whether that's targeted repairs, improved ventilation, or a combination of measures.

What Is Included in Our Damp & Mould Survey?

mould tester

A damp and mould survey is designed to answer one key question:

“What is actually causing the problem?”

Rather than assuming that visible mould means condensation, or that a damp patch means penetrating or rising damp, we investigate the property and assess the evidence.

Your Survey Includes:

  • Visual inspection of affected areas and relevant parts of the property
  • Moisture measurements to identify areas of elevated moisture
  • Assessment of condensation and indoor humidity conditions
  • Investigation of potential structural causes, including leaks, rainwater ingress and rising damp
  • Assessment of ventilation provision and performance
  • Inspection of areas where mould may be hidden, including behind furniture or in poorly ventilated spaces
  • Photographic evidence of relevant findings
  • Clear diagnosis and recommendations for addressing the cause

How Long Does a Damp Survey Take?

Most domestic surveys can be completed during a single site visit, although the time required depends on the property, its size, and the complexity of the problem.

Typically, we complete a damp and mould survey in 45 minutes to 2 hours.

What Do You Receive Afterwards?

You receive a clear written report setting out:

What we found → What is causing it → What needs to be done

Recommendations can cover remedial repairs, changes to ventilation, mould cleaning, and longer-term prevention measures.

How Much Does a Damp & Mould Survey Cost?

Damp & Mould Surveys From £295 + VAT

We believe customers should know what they are paying for before booking.

Our costs currently range from £295 to £695 + VAT. However, the final cost depends on the size and complexity of the property and the extent of the investigation required. For larger properties, landlords, HMOs, or more complex cases, we can provide a more tailored quote.

Why Do You Need a Damp & Mould Survey?

Mould is a symptom, not a diagnosis.

The same visible mould growth can have very different underlying causes. Treating the surface without understanding the moisture source can mean the problem simply returns.

A professional survey can distinguish between issues such as:

condensation icon

Condensation & High Humidity

Excess moisture generated inside a property can build up when ventilation is inadequate, particularly during colder weather.
rain icon

Rainwater Ingress

Water entering through roofs, walls, windows, or other defects can create damp conditions and subsequent mould growth.
plumbing icon

Plumbing Leaks

Leaks from pipes, bathrooms, kitchens, and heating systems can introduce moisture into areas that may not be immediately obvious.
damp icon

Rising or Penetrating Damp

Moisture can enter building structures from the ground or through defects in the external building envelope.
cold icon

Thermal Bridging & Cold Surfaces

Certain parts of a building can remain colder than surrounding surfaces, increasing the risk of condensation and mould.
air quality

Poor or Ineffective Ventilation

A property may have fans, vents or other ventilation measures in place without those systems adequately controlling moisture.

The important thing is not what colour the mould is. It's why it is there.

Supporting Landlords & Housing Providers With Awaab’s Law Compliance

Damp and mould can create serious responsibilities for landlords and housing providers, particularly where tenants' health and safety may be affected.

With Awaab's Law changing requirements for social housing providers, having a clear process for investigating, documenting, and addressing damp and mould is increasingly important.

Our specialist surveys can provide the evidence and recommendations needed to understand the condition of a property and determine appropriate next steps.

Damp & Mould Solutions

Finding the cause is only the first step. Once the problem has been properly diagnosed, Better Indoors can help address it.

Professional Mould Cleaning

Where mould is already present, professional cleaning can be used to remove visible contamination and restore affected surfaces.

However, cleaning is a treatment of the symptom rather than the cause.

That's why we recommend diagnosing the underlying moisture problem first wherever possible.

Ventilation Retrofits

Where excess humidity and poor ventilation are contributing to condensation and mould, we can design and install appropriate ventilation solutions.

Rather than relying on permanently open windows or ineffective fans, our approach is based on understanding the property, its occupants and its moisture loads.

Solutions may include:

  • Positive Input Ventilation (PIV)
  • High-performance extraction
  • Humidity-responsive ventilation
  • More complex ventilation retrofit systems

The appropriate system depends on the property and the diagnosis. This is important because ventilation is not a one-size-fits-all solution.

Remedial Recommendations

Where the survey identifies another source of moisture, we can recommend the appropriate next steps.

This might involve:

  • Repairing water leaks
  • Addressing rainwater ingress
  • Improving ventilation
  • Resolving building defects
  • Managing condensation
  • Carrying out mould remediation
  • Combining several measures where the problem has multiple causes

The objective is not simply to make the visible mould disappear. It is to understand why it appeared in the first place.

What Happens During a Damp & Mould Survey?

A survey from Better Indoors typically follows this straightforward process.
1

Tell Us About the Problem

We'll discuss what you've noticed, where it is occurring and whether it changes with weather, seasons, occupancy or use of the property.
2

We Inspect the Property

We examine affected areas and look for evidence that can help distinguish between condensation, structural damp, leaks and other moisture sources.
3

We Take Measurements

Moisture and environmental measurements help us assess conditions within the property rather than relying solely on visual observations.
4

We Identify the Likely Cause

We bring together the inspection findings, measurements, building characteristics and environmental conditions to establish the most likely causes.
5

You Receive Clear Recommendations

Your report explains what we found and what should happen next, including any repairs, ventilation improvements or cleaning required.
6

We Can Help Put the Problem Right

Where appropriate, Better Indoors can design and deliver ventilation retrofit and other solutions following the survey.

FAQs

How do I know whether I have condensation or structural damp?
You cannot always determine this reliably from appearance alone. A professional survey considers the location and pattern of moisture, building construction, ventilation, environmental conditions, and measurement data to establish the likely cause.
What areas do you serve?
We provide our damp and mould services across the UK, from the Channel Islands to Scotland. Wherever you may be based, please get in touch with us, and we’ll let you know when we can help.
Does mould always mean there is a damp problem?
Not necessarily. Mould requires moisture, but that moisture can come from condensation and high humidity as well as leaks or defects in the building.
Will mould come back after it has been cleaned?
It can, yes. Cleaning removes the visible growth, but if the underlying moisture conditions remain, mould can return.
Do you only deal with black mould?
No, we investigate and address the underlying causes of damp and mould regardless of the type, colour or location of the mould.
Can you assess mould hidden behind furniture?
Yes, areas that are poorly ventilated or hidden behind furniture can be considered as part of the survey where relevant.
Can you install ventilation after the survey?
Yes, where the survey identifies excessive humidity or inadequate ventilation as part of the problem, Better Indoors can design and install an appropriate ventilation solution.
Do you work with landlords?
Yes, Better Indoors supports landlords, property managers, and housing organisations, as well as homeowners. For larger or compliance-led requirements, we recommend our dedicated landlord and social housing service.
